Q:  Can I get a Temporary Certificate of Occupancy (TCO)?

A:  Yes, for new construction only.  Resale and Rental properties will not be issued a TCO.

 

Q:  Do I need a CO to sell my property?

A:  No.  But the Buyer requires one before they can occupy the property.

 

Q:  How long does it take to get an inspection once a Certificate of Occupancy Application has been filed?

A:  Inspections can usually be schedule within 2 days of your request, but don't wait until the last minute.

 

Q:  What does DOO mean on the Certificate of Occupancy Application?

A:  Date of Occupancy.  The date the Buyer or Renter intends to occupy the property.

 

Q:  Do I need an Electrical Permit to install a Ground Fault Interrupt (GFI) outlet?

A:  Yes.  And if you are a Landlord all electrical work must be performed by a NJ Certified Electrician.

 

Q:  How do I get a Septic System Inspection and Private Well Test?

A:  Check the local Yellow Pages for a reputable company.  And Private Well Tests must be performed by NJ Certified Laboratory and Septic Inspections and Reports must follow NJDEP Guidelines.

 

Q:  Do I need a Zoning Permit for a fence?

A:  Yes, in fact all structures to be placed on your property require a Zoning Permit.

 

Q:  How long does it take to get a Zoning Permit?

A:  A determination to approve or deny a Zoning Permit will be made within 10 business days.

 

Q:  Once I have my Zoning Permit can I begin construction.

A:  No.  You will probably need one or more Construction Permits.  Call John Holroyd, our Construction Official.
